Landlord/roommate question?

we are 3 roommates renting out a house, one of the roommates left a month before the lease was up so we will be paying his rent and ut., landlord said thats fine if we pay his portion, we had paid him the rent which is 2,000. but he refunded the rent back and said he will keep our 2,000 deposit . in lieu of rent, because hes happy that the place is clean and everythings intact he said he will be showing the place to prospective renters we agreed because our lease was ending, well he found someone and the person is now living there for 10 days, while we still had the keys! we were still renting it but not living there we were just trying to finish our lease. He said he had rented it out to the new tenant so we expected 10 days to be prorated now hes acting like a jerk saying technically we broke the lease even though we paid the other tenants portion and saying he doesnt owe us anything and that we owe him for a perfumey smell in one of the rooms and a carpet not being cleaned which equals the amount of the prorated rent, plus adding another $2,000. Is it legal for him to do that!?
